Summary

This release brings a major upgrade to lead management with a new Lead Kanban board for working your pipeline stage-by-stage, plus new tenant-facing financial documents — a downloadable Account Statement and stored payment and refund receipts. We also added safeguards when resuming a paused delinquency cycle, gave tenants the option to schedule their own move-outs, and introduced a full ECRI history log. Several bug fixes went live as well. Check out the details below:

Highlights

  • Lead Kanban Board (New): Work your leads visually with a new Kanban view — drag leads between stages and rename stages to match your process.

  • Account Statement (New): Download or email tenants a complete chronological ledger of their account activity with a running balance.

  • Tenant Receipts (New): Payment and refund receipts are now automatically generated, stored, and available to share from both Monument and the Tenant Portal.

  • Unpause Delinquency Review (New): When resuming a paused delinquency cycle, review every pending action and select or waive each one before it fires.

  • Tenant Move-Out Scheduling (New): Choose whether tenants can schedule their own move-outs from the Tenant Portal.

New Features and Enhancements

  • Leads

    • Lead Kanban Board and Stage Management (New): The Leads page now works as a pipeline workspace.

      • Toggle to a Kanban view to work leads stage-by-stage.

      • Drag and drop leads between stages.

      • Rename lead stages per portfolio in Portfolio Settings.

    • Lead Conversion Improvements: Monument now tracks which channel each lead came in through, and returning leads are automatically brought back to exactly where they left off in the rental flow.

  • Billing & Payments

    • Account Statement (New): A downloadable, chronological ledger of all financial activity on a tenant account, with a running balance, available from the Billing History tab.

      • Download as a PDF or email it directly to the tenant.

      • Covers active accounts, auction settlement, and move-out confirmation.

  • Delinquencies

    • Unpause Delinquency Review (New): When resuming a paused tenant's delinquency cycle, you now see every action that would fire from the pause period and can review, select, or waive each one before confirming — preventing contradictory notices such as a simultaneous overlock and auction.

    • Automatic Access Restoration: Unit access is now automatically re-evaluated and unblocked when a delinquent tenant pays their past-due balance.

  • Move Outs

    • Tenant Move-Out Scheduling (New): A new portfolio setting controls whether tenants can schedule their own move-outs from the Tenant Portal. When turned off, tenants are prompted to call the facility instead.

  • Existing Customer Rent Increase (ECRI)

    • ECRI History Log (New): A new rent-increase history log with an on-screen table and the ability to download the full history.

Bug Fixes

  • Delinquencies

    • Fixed an issue where the delinquent-balance email variable showed a tenant's full outstanding balance instead of only the past-due portion on notices.

    • Fixed an issue where the Delinquencies table did not surface all Overdue-stage tenants.

    • Fixed an issue where a tenant's last-outreach date was updated across all of a unit's delinquencies instead of only the intended one.

  • Leads

    • Fixed an issue where editing a lead after its lease had been sent incorrectly required lease template edit permission instead of Leads > Edit.

  • Billing & Payments

    • Fixed an issue in the tenant transfer flow where tax was baked into displayed fee amounts and where "required at move-in" fees were incorrectly offered.

  • Existing Customer Rent Increase (ECRI)

    • Fixed an issue where updating ECRI Rules could fail with an organization-access error, with clearer error messaging added.

  • Move Outs

    • Fixed an issue where the "Cancel Move Out" button did not appear for move-outs scheduled for today or in the past.

  • Access Management

    • Improved validation and error messaging for gate access integrations, including clearer errors for invalid gate IDs and access codes that are too short.

  • Tenants and Units

    • Fixed an issue where unit dimensions displayed inconsistently across screens, such as the site map versus the tenant/unit card.


Technical Improvements

  • Added a sortable Move Out Date column to the Units page.

  • Added a Unit Tier filter to the Units page.

  • Added a Service Hours Notes field to facility settings.

  • Added a kebab menu on the Leads page to download PDF and CSV.

  • Added billing cycle and dates to the Manage Promotions modal.
