Summary

This release introduces the new Facility Manager Dashboard, giving on-site teams an at-a-glance view of daily performance, and Tenant Receipts, which let you email and download payment and refund receipts from both the FMS and the Tenant Portal. We’ve also redesigned the lead detail page and Leads list, added a Rate History Log, expanded automations and merge variables, and shipped a new Cash Basis Journal Entry Report alongside several reporting enhancements. Highlights

  • Facility Manager Dashboard (New): A new at-a-glance dashboard built for facility managers, surfacing payments, rental activity, gate activity, leads, and promotions in one place.

  • Tenant Receipts (New): Payment and refund receipts are now available in the FMS and Tenant Portal, with the ability to email and download them — plus automated receipt delivery.

  • Redesigned Lead Detail Page & Leads List: A cleaner, tabbed lead view with an interactive stage badge, marketing source, and new Tasks and Pinned Notes cards.

  • Cash Basis Journal Entry Report (New): A journal entry report that reflects cash-basis methodology, removing the need to manually restate accrual figures at month-end close.

  • Rate History Log (New): A new log that records every rate change along with the reason for it.


New Features and Enhancements

  • Dashboard

    • Facility Manager Dashboard (New): A new at-a-glance dashboard built for facility managers.

      • Widgets include Payments Collected, Rental Activity, Gate Activity, Leads, and Promotions / Today’s ECRIs.

      • Includes refinements to the ECRI widget.

  • Billing & Payments

    • Tenant Receipts (New): Payment receipts and refund receipts are now shown in both the FMS and the Tenant Portal Billing History.

      • Receipts can be emailed and downloaded.

      • Includes automated receipt delivery with a customizable email template.

  • Leads

    • Redesigned Lead Detail Page: A tabbed lead view (Lead Form and Communications) designed for faster day-to-day work.

      • Interactive stage badge, marketing source, lead age, and appointment shown in the header.

      • Expandable sections and services moved into the cart.

      • Missing-information alerts, plus new Tasks and Pinned Notes cards.

    • Updated Leads List: Adds a Stage column and a cleaner overall layout.

  • Automations

    • New Lead Conditions and Trigger: Added Marketing Source is…, Lead Source is…, and Lead Stage is… conditions, plus a new “Lead stage changed to…” trigger.

      • The “Lead Created” trigger has been renamed “New Lead Created.”

    • Expanded Move-In / Move-Out Automations: Added unit delinquency and balance conditions to the [Time Since Move-In] and [Time Since Move-Out] automations.

  • Rate Management

    • Rate History Log (New): A new log that records each rate change along with the reason for it.

      • Added PDF/CSV export to the Rates Current and History tabs.

    • Bulk Rate Plan Assignment: You can now assign a rate plan to multiple selected unit groups at once from the Rates page.

  • Tenants and Units

    • Unrentable Unit Reasons: Operators can now record a reason when setting a unit’s status, such as unrentable.

      • The reason now appears everywhere the unit status is shown — the site map, the Units page, transfers, and move-outs — for immediate context.

  • Communications

    • Expanded Merge Variables: The Brand Name variable is now available across all communication categories (Tenant, Invoice, Payment Method, and Payment Confirmation) and in PandaDoc lease templates.

    • A new Alternate Contact Zip variable is also available for PandaDoc lease templates.

    • Values resolve from the correct facility, unit rental, and tenant relationship so messages and documents render accurately for their context.

  • Reports

    • Cash Basis Journal Entry Report (New): Gives operators on cash-basis accounting a Journal Entry Report that reflects cash-basis methodology, with date-range selection and PDF/CSV export.

      • Removes the need to manually restate accrual figures outside Monument and reduces reconciliation risk at month-end close.

    • Accrual Journal Entry Report (Enhanced): Now runs daily per facility and can be pulled by a custom date range.

    • Monthly Reconciliation Report — Custom Date Range: The fixed monthly window on the Monthly Deposit Reconciliation Report has been replaced with a user-selectable date range (maximum end date: the previous day), so you can reconcile partial months, audit windows, or custom investigation periods.

    • Tenant Coverage Billing Report: Added a new Policies column.


Bug Fixes

  • Billing & Payments

    • Fixed an issue where paying rent in advance could leave a small balance due on the same day instead of settling to zero.

    • Fixed an issue where merchandise tax rates could not be entered beyond two decimal places.

  • Communications

    • Fixed an issue where the Read/Unread filter on the Communications page had no effect on the conversation list.

  • Leads

    • Fixed an issue where editing a lead while its lease was being signed deactivated the signing link and left the signed lease unattached, preventing the lead from converting to a tenant.

  • Reports

    • Fixed an issue where unit numbers on the Site Walkthrough report sorted as text (R1, R10, R100…) instead of in numeric order.

    • Fixed an issue where the Past Tenants CSV export omitted the Balance column shown in the table.

  • Tasks

    • Fixed an issue where deactivated users appeared as selectable assignees in the Task Center.

  • Tenants

    • Fixed an issue where the tenant page returned a “Forbidden resource” error for users with Tenants access but no Communications permission; the messaging widget is now hidden gracefully instead.


Technical Improvements

  • Tenant move-out scheduling can now be configured in Portfolio Configuration.

  • Invoice adjustments now display labels for tax exemptions.

  • Multi-payment transfer adjustments are now consolidated into a single billing-history line.

  • The “transferring” status now expires automatically after a set amount of time.

  • Rental Flow now loads faster, with SEO and accessibility improvements.

  • The Lead Board now updates in real time.
