Viewing ECRI History

Summary

  • This guide covers the History tab on the ECRI page — a portfolio-wide record of every rent increase (ECRI) that has successfully executed. Use it to see which increases were applied (to whom, when, and by how much) and to get forward-looking context, like when each tenant is next eligible and how their current rent compares to street rate, to inform your next ECRI decision.

  • Permissions required:

    • Access to the ECRI page (Revenue → ECRI) — no additional permission is needed to view or export the History tab.


Note: The History tab shows only successfully executed increases. Increases that haven't run yet live on the Scheduled tab; skipped, failed, or reversed increases don't appear here.

Opening the History tab

From the Navigator, go to Revenue → ECRI, then select the History tab — the third tab, after Eligible Units and Scheduled.

Reading the table

Each row is one executed increase. Columns, left to right:

Column

What it shows

Unit

Unit number (links to the unit), with facility name beneath

Unit Group

Unit-type icon (hover for the type), dimensions (e.g. 10 × 15), and tier (Essential / Preferred / Premium) beneath

Tenant

Tenant name (links to the tenant), with tenant type (Personal / Business) beneath

Previous Rent

Rent before the increase

New Rent

Rent after the increase

% Change

Percentage increase

Effective Date

When the new rate began billing

Notice Date

When the tenant was notified

Scheduled By

The user who scheduled the increase

Increase #

Which increase this is for the tenant (1 = first)

Days Since

Days since the increase took effect

Next Eligible

When the tenant is next eligible for an increase — or Eligible now

Tenure

How long the tenant has been in the unit

Rate vs Street

Current rent vs street rate (amount and % above/below); shows when no street rate is available

Seeing a tenant's prior increases

Click the chevron at the left of any row to expand it.

  • If the tenant has prior increases, the row expands to show the full chain — each earlier increase with its previous rent → new rent, % change, and effective date.

  • If it's the tenant's first increase, you'll see a No previous ECRIs state.

Filtering and sorting

  • Filters: Facility, Effective Date, % Change, Days Since, Tenure, Unit Type, and Unit Size. Filters combine, and Clear All resets them all.

  • Sort: defaults to Effective Date, newest first. Most columns are sortable — Unit Group sorts by physical unit size, Next Eligible sorts Eligible now rows first, and Rate vs Street sends rows with no street rate to the end.

  • Rows per page defaults to 50.

Exporting the history

Use the export option on the History tab to download the full history as a PDF or CSV. The export includes the entire table, not just the current page. Useful for records, audits, or an owner/investor review.
